Pear Tree House, East Dulwich, London

Pear Tree House, East Dulwich

BBS was appointed Building Control on this now completed new-build residential property in East Dulwich, London by Edgley Designs.

The concept for this impressive project began with a 100 year old pear tree, a remnant of the site’s history as a Victorian fruit orchard. The house has been built around this tree, creating an internal courtyard that brings light and air to the centre of the plan, while turning the house inward to remain private from the surrounding terraced houses. The building layout is arranged to benefit from the changing light of the day: the kitchen looking to the North East for morning light. The living areas looking South West onto the pear tree courtyard for light from midday and the lowered snug in the centre of the building as a cosy retreat in the evening.

The house is extremely environmentally friendly, sustainable features of the house including thermodynamic roof panels for the hot water, rain water harvesting, MHRV air handling with heat recovery and air source heat pumps for space heating. The exposed internal concrete surfaces create thermal mass to help regulate internal temperatures. The concrete external walls are cast in situ with two leaves either side of insulation. The inner leaf sits on glassfibre structural insulation blocks and the two leaves are tied together using basalt fibre ties to prevent any thermal bridging.

Private Residence - Horsham, West Sussex

Cavello, Horsham, West Sussex

Once again BBS is pleased to be providing Building Control services on a Grand Designs project. This time it is a new-build near Horsham in West Sussex and one of the largest homes to feature on Grand Designs. The single-storey house is minimalist in its construction, rectangular in form and covers almost 6,000 Sq. Ft – sufficient space for 7 average sized homes. The property is 60 metres in length and constructed of: steel, granite, porcelain cladding and an immense expanse of glass!

M.E.Cassam Associates, based in Crowborough, East Sussex, is the architect on this very interesting design.

Wooda Holiday Park - Bude, Cornwall

BBS has been appointed Building Control on a project at Wooda Farm Holiday Park, by Trewin Design Architects, to oversee the construction of twenty holiday lodges. The site is located in the rural  landscape of North West Cornwall approximately 3 kilometres North East of Bude. The site is located in the neighbouring field to the holiday park complex and close to the village of Poughill.

Wooda Holiday Park, Bude, Cornwall

The Eco Holiday Lodges themselves will be positioned in sweeping linear curves, cut into the sloping site and screened by planting banks. Cutting into the site will reduce the impact on views into the site and from the outlook of units behind, creating expansive views for the guests. The units themselves will be constructed from locally sourced materials that will be sympathetic to the area and the site.  The structures will create generous open plan spaces to mirror the wide open views towards the coast.  The units will be suitable for occupation throughout the year.  The units will be energy efficient and serviced by ‘renewable’ means.  Bi-product waste will be minimised and recycled. A biomass boiler housed in a separate unit will provide hot water and heating requirements. The ethos of the eco lodges is shared with the guests through the buildings high performance, easy of use and pleasant internal environment.

Each unit will be designed to incorporate zero carbon technology and other sustainable qualities to meet with the requirements of the Code for Sustainable Homes published by DCLG.
