BBS Environmental has been appointed to carry out the In-use Assessments and Audits for Sponda Plc. Sponda Plc has chosen the BREEAM In-Use Standard to compare their assets environmental credentials not only between different assets but also assets in different countries.
The BBS Environmental is now able to offer BREEAM In-Use audits. BREEAM In-Use standard covers major environmental issues which affect buildings throughout their operational life and is also compatible with major regulatory and corporate reporting systems including energy performance certificates (EPCs); Display Energy Certificates (DECs); the IPD Environmental Code; ISO 14001; RR (Fire Safety) Order; Global Reporting Initiative (GRI) etc.
This standard is relevant to all non-domestic commercial, industrial, retail and institutional buildings and enables provision of information about the environmental performance of:
The information will enable regulators, clients, tenants, building managers and investment managers establish the environmental sustainability of their existing buildings and/or portfolios, their operation and activities which in turn will help them to both reduce their cost and improve their environmental sustainability.
In addition to this, the BREEAM in Use is included within the BREEAM Design and Procurement and Post Construction requirements for an EXCELLENT and OUTSTANDING Rating.
BREEAM In-Use assesses the performance of non-domestic commercial, industrial, retail, retailed and institutional buildings in following areas:
Credits are awarded in each area according to performance. A set of environmental weightings then enables the credits to be aggregated to produce a single overall score. The building is then rated on a scale of: Unclassified, ACCEPTABLE, PASS, GOOD, VERY GOOD, EXCELLENT, or OUTSTANDING. Assessment considers the core activities related to the building fabric and services. This allows buildings of any age to be compared across the range of issues to give consistent approach. This provides a valuable tool for the property portfolio manager. In addition, management and operation is assessed to provide occupants and owners with an independent audit of the way the building is managed. The BREEAM In-Use criterion is reviewed every year.
The assessment is normally done by the customer; a person, business or organisation who registers a BREEAM In-Use asset. The assessor may also conduct the BREEAM In-Use assessment of the asset. The assessor can be also referred as the Portfolio or Asset Manager.

The Hilton Hotel, Park Lane, London was the setting for last week's Sustainable Housing Awards Ceremony which recognises, and celebrates, the companies and projects at the forefront of the best practices in sustainable housing.
Launched in 2008, the annual awards ceremony now attracts well over 500 guests from across the social housing sector. This year the awards were presented by the well-known actor, author and adventurer, Brian Blessed.
The winner of the "Sustainable Larger Housing Project of the Year" is the New Cranes Court, Basildon, Essex scheme. One of the largest zero carbon projects in the country.
BBS Environmental is very pleased to have been involved in the project by providing the SAP and CfSH (Level 6) assessments on the entire scheme.
With the site being evaluated as having ecological value, owing to significant mature trees, achieving Level 6 of the Code for Sustainable Homes was particularly difficult. The design therefore had to gain maximum points from non-ecology sections within the Code and therefore encompassed the whole range of ambitions of the code. 100% of the available credits being secured within the water, surface water run-off, waste and management categories.
In addition to BBS Environmental providing the energy assessments, BBS Building Control also provided the Building Control services.
Associations and companies involved in the scheme included: Swan Housing Association, The Tooley & Foster Partnership, Denne Construction Limited, Stewart Milne Timber Systems, Walker Associates Consulting Limited, White Associates, and Aquafuel Research Limited. Wednesday, 12th September, saw the inaugural Construction Forum being held at the SusCon training centre in Dartford, Kent. The topic for discussion was "The Road to Zero Carbon" and the audience enjoyed presentations from Andrew Fletcher, Managing Director of Carbon Control and Andrew Mitchell, Director of Environmental Services at BBS.
The presentations dealt with 'both sides of the coin'. Andrew Mitchell dealt with the challenges facing the construction industry regarding the Government's 'Zero Carbon' road map and revision to Part L of the Building Regulations (download the presentation here). Andrew Fletcher covering the issues surrounding existing buildings and how to improve their green credentials (download the presentation here).
A lively Q&A session followed the presentations. The morning concluded with networking, over tea and coffee, and the opportunity for attendees to discuss further the implications of more sustainable buildings — both current and new.

Changes to the protocol for building over public sewerage systems are due to come into effect in the Autumn of 2012. The final decision on the amendments have yet to be released. However, a number of Water Authorities have already issued guidelines on the future procedure.
It is a requirement that in support of either a planning or building regulation application, a plan showing the drains and sewer layout on the land shall be submitted. BBS Building Control, as an Approved Inspector, has a legal obligation to consult the relevant statutory Sewerage Undertaker. The outcome of the consultation will determine what action has to be taken in respect of the sewers.
From the autumn, this new legal requirement may have significant implications for the client, architect and builder. Our advice would be that to familiarise yourself with these requirements at your earliest opportunity. The relevant information is obtainable from your local Sewerage Undertaker.

Our Windsor office, which opened in March of this year, has recently appointed a new member to the Team. Tom Dean joined BBS Buidling Control earlier in the year and is now based at the Windsor office overseeing projects in the Barnet, Harrow, Paddington area.
Tom has 12 years of construction related work experience, 9 of these were in Local Authority Building Control at the London Borough of Hillingdon. Tom has a BSc (Hons) degree in Building Control Surveying which was gained at the University of Westminster and is a Member of the Association of Building Engineers (ABE).
