Our Building Control presence in the South of England has been further strengthened by the appointment of Stephen van Klaveren to the Southern Regional Team. Stephen is based in Littlehampton and mainly operates within the Southampton, Portsmouth and Brighton area. He has worked in the construction industry for 11 years, with 8 of those years spent in Building Control.
Stephen joined BBS having previously worked for Mole Valley District Council, in Surrey. An area on outstanding natural beauty comprising many conservation areas and listed buildings. Typical applications in which Stephen has been involved include major developments, new builds for private clients, barn conversions, conversions of commercial/offices to residential, multi-occupancy buildings, residential extension/loft conversions and even the reconstruction of a windmill to create a residential dwelling. Stephen has also been involved in many school projects.

Work is nearing completion on the Trinity Street scheme. Denne was awarded the 72-week contract with A&Q Partnership the design architects. The redevelopment comprises ten 4-storey houses and twenty two 1,2 & 3 bedroom apartments with underground parking.
28-30 Trinity Street has been named Bedford Row after Francis Bedford, the architect of Holy Trinity Church in nearby Trinity Church Square.
BBS Environmental is carrying out the Code for Sustainable Homes assessments on the scheme and all certification complete.

Design stage Code (to Level 4) and design stage SAP Certifications have now been issued on the Victoria Park scheme. The project comprises 116 new-build dwellings set within the mature grounds of a listed building and former hospital. The main building is also undergoing a major refurbishment programme.
The development is being built by Ward Homes in partnership with the Homes and Communities Agency. Within the development are 23 social housing dwellings. 'As Built' SAPs and EPCs have now been issued by BBS Environmental on 12 of the units.
The area in which Victoria Park is situated has a very interesting history. Stone House Hospital was originally an asylum. Built in 1862, at a cost of £65,000, and designed by James Bunstone Bunning. In 1948 the hospital was taken over by the NHS until its closure in 2007.

BBS Environmental has, this month, completed one of the largest CfSHs Level 6 schemes in the country. The developer, Denne Construction, has received the coveted 6 Starred Certificate for all 28 houses and flats. The residents will be moving in over the next few months.
One of the largest zero carbon projects in the Thames Gateway, Crane's Court is the first housing development to have its heating and electricity provided by a Combined Heat and Power (CHP) unit fuelled by glycerol, a waste product of bio-diesel. This innovative approach avoids the installation of solar panels, which was an important issue with the planners. It is expected that the plant will deliver an annual excess of electricity which will be sold to the national grid.
BBS Environmental has conducted the SAP and CfSH (Level 6) assessments on the entire scheme. The majority of the homes have been orientated to make best use of natural sunlight. Heating requirements in the 28 new houses and flats have been kept to an absolute minimum with average wall U values of 0.15 W/m2K or better to an exceedingly high air tightness standard. Mechanical ventilation with heat recovery reduces CO2 loss further. With the site being evaluated as having ecological value owing to significant mature trees, achieving Level 6 of the Code for Sustainable Homes was particularly difficult. The design therefore had to gain maximum points from non-ecology sections within the Code and therefore encompassed the whole range of ambitions of the code. 100% of the available credits being secured within the water, surface water run-off, waste and management categories.
The listed mediaeval church, St. Andrew with Holy Cross, creates an interesting focal point. Courtyards face the church, with pedestrian and cycle routes passing through the site and car access restricted. Storage areas for bicycles and recycling are also included. A range of additional features, designed to ensure carbon-neutral status, are integrated within the homes.
